Getting Mom’s Home Ready to Sell as She Transitions to Assisted Living

Your elderly mother may be struggling with her mobility. She might be facing increased health issues. You might be spending more and more time stopping by, grocery shopping for her, taking her to doctor appointments, or just assisting her with activities of daily life. Even if you haven’t considered it before, assisted living remains a premier elder care option to consider.

As people age and begin struggling with mobility, physical tasks, or other issues, they may turn to companion home care, but assisted living allows seniors to no longer have to be alone most of the time, waiting for you or another family member or friend to check in on them, and being surrounded by other seniors who share common interests.

Now that your mother is going to be moving, it’s likely she’s going to be selling her home. Here are a few things to consider that may just help her get top dollar for this house she has lived in perhaps for many years, even decades.

 

Consider removing all of her personal items.

This may include all the furniture in the house. While some realtors might advise you to have furniture staged, but very sparse, others will say if -you have a choice- remove everything so that prospective buyers can see the spaciousness.

When you have furniture, including full bedroom sets and oversized dressers, a piano in the living room, and so on, it can make each room seem a little smaller. If your mother has already moved into the assisted living community, yet she isn’t quite ready to get rid of the furniture, you may need to move this to a storage facility. If you can’t, then at least strategically lay everything out in a way as to maximize space in each room.

 

Avoid the temptation to renovate the kitchen, bathroom, or carpets.

A lot of people replace old carpeting or upgrade the bathrooms or kitchen when planning to sell an older house. This may seem reasonable, but new homeowners often prefer to have the color and style of carpets that suit them best.

Instead of making these renovations, calculate how much it would cost to do so and then offer a prospective buyer half the amount you might have spent on that renovation as a discount on the sale price. The buyer feels they got a great deal and you save money not having to actually pay for the full renovation.

 

Clean the windows and check all lights.

Most prospective home buyers will be looking at a place during the daytime hours, but when the lights are on, it helps to make each room seem brighter. Also, make sure those windows are as clean as possible, allowing maximum daylight in and helping to create a more open environment for the buyers.
